| Design Stage 1 - Planning Permission |

Schematic Design – covering RIBA Work Stage C (pre-planning advice and/or outline planning permission)  We will obtain pre-planning advice on your behalf. Some Local Planning Authorities (LPA) have a formal system with specific submission requirements and fees, while others have more relaxed procedures. We would submit a preliminary design scheme and undertake initial consultation with the LPA which will be recorded. We will also be a position to advise you on the extent of consultation that will be required during future stages and any special reports or surveys that will be required to support a Planning Application.  We will make an application for outline planning permission on your behalf. This will involve preparation of outline design proposal for the purpose of establishing the principle of the development on your particular site. Whether you choose to submit an outline planning application prior to a full planning application will depend on your specific needs for example, the size of your proposed development, time scale, if you wish to sell or build after the planning stage, etc.  We will develop the chosen feasibility design scheme to satisfy planning policy needs, undertake further consultation with the LPA and incorporate their feedback. The LPA will require the consultation process to be extended to other bodies that influence planning decisions such as the Highways Authority, English Heritage, the Environment Agency, Commission for Architecture and the Built Environment (CABE) etc. To enable these consultations we will coordinate with all members of the project team for example consultants for transport, access, air quality, archaeology, etc.  We will also support you with formal consultations with the local community if a Statement of Community Involvement (SCI) is needed as part of the Planning Application.   Detailed Proposals – covering RIBA Work Stage D (leading to full planning permission)  We will make an application for full planning permission on your behalf. This will involve a detailed design proposal incorporating planning issues addressed in RIBA Work Stage C as well as development of the scheme design to a greater level of detail.  We will select external materials and prepare 3D visualisations to illustrate how the building will look within the context of the existing environment. Interior space layouts and furniture arrangements will be worked out to test functionality and areas such as toilets, kitchens and circulations cores shown as blocks in Stage C will be detailed.  We will lead and liaise with other members of the design team to incorporate structure and building services and work with specialists in thermal and daylight modeling to demonstrate design performance targets set in Stage C.  Following the full planning submission, we will continue to work with the LPA towards obtaining recommendation for approval. This will involve providing alterations to the submitted scheme as may be required by the LPA following consultations with various authorities.  We will work towards producing a final acceptable scheme for consideration by the relevant Planning Committees.     |
